No, and this is one of the first things I clear up with buyers. There are loan programs with a much smaller down payment requirement, and some buyers qualify for options with none at all. Let me explain how this works for your specific situation before you rule anything out.

Before we start touring homes, and ideally before you even start seriously searching online. Pre-approval tells you what you can actually afford, tells sellers you are ready to move, and lets me help you build a plan around real numbers instead of guesses. It is never too early to sit down and talk about this, even if buying still feels far off.

Closing costs typically cover things like loan fees, title insurance, appraisal, and prepaid items such as taxes and insurance. The exact total depends on your loan type and the property itself. I walk through a full estimate with you well before closing day so there is nothing you did not see coming.

That their tax bill will match what the current owner pays. In Michigan, taxable value resets when a home sells, so your bill can look very different once the sale closes. It surprises a lot of buyers, so I lay it out clearly while we build the plan, well before it ever becomes a surprise at closing.
